Currently, the inventory in the Treasure Valley is very low and the available houses are getting multiple offers and being sold for over the asking price. Sometimes, thousands of dollars over asking.
In a tight housing market it just makes good sense to use an experienced realtor. And, in Idaho, an agent gets commission for selling new homes so it's important to use your own real estate agent even when buying a new home. It's especially important to have someone on your side if you're buying from outside the area. When I moved up here in 2019, my real estate team checked out my new build at least once a week. And, when purchasing the home, one of them asked for concessions I would have never thought to ask - as a result I got an allowance for putting in my back yard.
Always get a home inspection, even if buying a new home. It's easy for things to get overlooked with a new home. With an existing home, you want to make sure the roof is sound, the plumbing looks good, no leaks on the windows and a myriad of other things a home inspector will check out for you.
This is always a fun event. It's held twice a year and going through these beautiful homes give you a sense of what's is trending. It's typically held spring and fall. (NOTE: Covid might have cancelled or changed the dates/times of this event.)
Be sure to get pre-qualified before going out to look at homes.
